This is why I would like to talk about Electrical Installation Condition Report's, AKA EICR's, Landlords certificate, wiring report, or electrical safety report. It has several names that people call it, but end of the day it is just like an MOT for your car, it is a safety check and test of your electrical system.
It is a report that assesses the condition and the safety of your home’s electrical system.
It's a series of check that looks at all aspects of your electrical system, including your wires, circuits, sockets, switches and such. This report is very important for homeowners and landlords alike, as it can help identify any potential safety hazards and recommend necessary repairs or upgrades.
During an EICR, we will look for:
- Any signs of damage, wear, or defects.
- We also apply a pressure test on your cables behind the wall to make sure they can withstand everything it needs to.
We use codes:
- C1, C2, and C3 to indicate the urgency of any recommended repairs
C1 code means that there is an immediate danger present and action is required as the safety of the occupants are at risk, for example I came across an installation in Corby where a live wire was sticking out the ceiling.
We do have the legal obligation to correct this on the spot by fixing it or if it is not possible to fix, then disconnect it to remove the danger. So you should never see a code C1 on your final report. Unless we instructed by the homeowner that they do not want the circuit or that part disconnected , we then issue a Danger Notification to the home owner to sign, taking full responsibility any harm that C1 could cause.
C2 code indicates potentially dangerous situations and that action is needed but it's not as urgent as a C1. For example I was doing a fuseboard upgrade in Kettering and a pendant light cable has become loose and there is single insulated cables are on show. This would require fixing in order for the report to be passed, how ever you can do this another day as there is no immediate danger to you. It is potentially dangerous.
C3 means improvement is recommended but it's not urgent. For example I received a call from a landlord saying he is looking for a local electrician in Corby to carry out a report on his properties and most of these properties I found that he had a socket outlet too close to the sink in the kitchen, but there was no signs of water damage. It is not dangerous , but would recommend an improvement.
We also use a code FI , meaning further investigation required. For example testing your cables for pressure , and if the measure comes back below a limit of 2 Mega Ohms, we would use a code FI to indicate that we need to investigate this further to find out what causing the issue.
Your EICR will be failed if any of the following codes are present : C1 ,C2, FI
